What can the agreed inspection cover?
  • Roof & exterior: visible roof surfaces, drainage, exterior walls, openings and accessible site conditions.
  • Structure & interior: accessible foundations, framing, representative interior areas and visible moisture concerns.
  • Building systems: accessible electrical, plumbing and heating/cooling equipment within the agreed visual scope.
  • Photo report: documented observations, inspection limitations and items warranting repair or specialist evaluation.

Units, tenant spaces, equipment, records and areas included are identified in the agreement. Specialty testing, sewer scopes, thermal or drone work are separately scoped and priced.

Scope & specialist services

This is a visual property-condition inspection within a written agreement—not an appraisal, engineering opinion, code-compliance or accessibility certification, environmental site assessment, or a guarantee of future performance. Destructive testing, concealed systems and specialist certifications are not included.

If a lender or buyer requires a specific Property Condition Assessment standard, capital-reserve schedule, cost estimates, fire/life-safety evaluation or environmental work, send those requirements before booking. NWPI will confirm what can be provided; specialist work requires separate arrangements. No ASTM compliance or lender acceptance is promised by this page.

or $125 with a full home inspection

Confirm the carrier’s request first.

Send the exact form or written requirements before booking. We’ll confirm the scope, whether NWPI can complete it, and what the requesting insurer will accept.

A four-point report is not a full home inspection, an engineering certification or a guarantee of insurance eligibility, coverage, renewal or discounts.

We are not assuming a Florida inspection form or insurance rule applies in Washington. Carrier acceptance and inspector qualifications must be checked for the actual property and policy.

A FEW HELPFUL DETAILS

Before we get started.

Is pest inspection included in the home inspection?

No. Structural pest inspection is a separately booked service, starting at $200. A home inspection includes basic thermal spot checks; expanded thermal imaging is a separate option.

Can I combine services?

Yes—discuss the services you need when requesting a quote. The guide distinguishes with-home add-on rates from standalone rates. Home + sewer starts at $650; home + pest + sewer starts at $850 for the smallest home tier.

Does requesting an inspection reserve a time?

No. Your appointment is confirmed directly with NWPI after scope, price and scheduling are agreed. An email draft or starting estimate does not reserve a time.

What should I include in my request?

The property address, approximate square footage, desired services and timing. Please don’t include entry codes, financial details or other sensitive information in the initial request.
